Job Statement: Reporting to the Superintendent and Assistant Superintendent, the Quality and Deficiency manager assists in facilitating the Quality Management Plan (QMP) for the project and provides hands-on completion of construction and post-construction deficiencies. Accountable for ensuring the work conforms with the project documents (such as drawings and specifications), applicable quality standards, and dimensional accuracy from structure stage through to the completion of finishes. The Quality and Deficiency Manager may assist the Superintendent or Assistant Superintendent(s) with assigned task work or ad hoc assignments as required. This position works with internal parties including the Superintendent, Assistant Superintendent(s), Carpenters, and General Labour, as well as, external parties including trades.

Essential Functions:

· Assists in facilitating the Quality Management Plan utilizing Procore software.

· Conducts all inspections utilizing the Pre & Post QMP Checklists posted on Procore.

· Utilizes the VanMar QMP Deficiency Inspections Process as a guideline for conducting the inspections.

· Ensures quality in accordance with the Quality Management Plan, Superintendent’s Manual, and per the Superintendent’s direction.

· Completes and files QMP Checklists at every stage in accordance with the Quality Management Plan to ensure dimensional accuracy and quality workmanship.

· Enforces acceptable standards of workmanship through every stage of the work.

· Responsible for ensuring work is being carried out in accordance with the quality standards noted in the specifications and drawings, as well as, relevant shop drawings and submittals.

· Ensures work is carried out in accordance with quality standards, such as, CSA, MPI, etc. and demonstrates relative familiarity with the prescribed performance documents.

· Creates deficiency lists resulting from the detailed inspections, distributes to trades, and manages the ongoing timely correction of work to an acceptable level of quality.

· Identifies challenges with trades as it relates to noncompliance with the QMP process and escalates to Superintendent.

· Documents poor trade response, poor trade performance, and noncompliance, as well as, any time spent conducting re-inspections or VanMar completion of work with respect to same and escalates to Superintendent and Project Manager.

· Ensures finishes are protected by trades or VanMar staff immediately after installation in accordance with VanMar’s Finish Protection Protocol.

· Monitors the rough-in and installation of all suite upgrades and accountable for all finishes (colours and products) installed as per the selection sheets.

· Assists in the Project Closeout/PDI Process as outlined in VanMar’s Project Closeout Protocol.

· Provides hands-on completion of construction and post-construction deficiencies.

· Will be required to perform hands on tasks while on site other than deficiencies.

· Close the loop on outstanding items and ensure timely follow-up.

· Provide leadership regarding safety to support the site team.

· Is confident in construction sequencing and scheduling as it relates to close out.

Job Specifications:

· 4+ years of experience in the general construction industry with a focus in project execution in multi-residential, mid-rise, and high-rise residential projects.

· 2+ years of experience of relevant construction experience.

· Carpentry/Framing ticket, trade experience preferred.

· Framing experience required

· A valid BC Driver’s License.

· Ability to read and understand drawings from all design disciplines.

· Ability to review shop drawings.

· Ability to understand technical specifications and standards.

· General understanding of building methodology.

· Some ability to layout for framing structure as well as mechanical, electrical, and rough-in.

· Some ability to use Total Station including preparing and uploading CAD files considered an asset.

· Familiarity of applicable technical standards.

· Understanding of applicable quality standards and a detailed/practical approach to Quality Management and Quality Control.

· Attention to detail.

· Strong organizational skills.

· Results-driven attitude.

· Demonstrated proficiency with MS Office, Bluebeam, and Procore.

· Good communication skills - written and oral.

Job Type: Full-time

Salary: $36.00-$40.00 per hour
