The Role:
The Project Manager is responsible for the project management of various high-rise development projects by assisting in consultant coordination, marketing and sales, pre-construction, construction, and post-construction phases.
Primary Responsibilities:
Pre-Construction Phase
- Works directly with the Project Director to help implement project goals and maintain project schedule and efficiency.
- Manage the submission, coordination and completion of Site Plan Approval, Building Permits, Draft Plan of Condominium Applications and Final Building Registration.
- Pursue requisite agencies (Municipal, Utilities…) to ensure the timely completion of all related development and construction approvals. Update Madison Group’s Project Operating Manual.
- Prepare RFP, review proposals, and assist with hiring consultants
- Manage and coordinate with consultants for various projects.
- Lead bi-weekly design coordination meetings from Schematic Design (Data Drop 3) to Construction Documentation (Data Drop 8), take minutes, and follow up on action items.
- Ensure that all discipline drawings and BIM models are fully completed and coordinated prior to construction commencement and contract awards.
- Identify and assist with key “value engineering” opportunities throughout the design coordination.
- Review all specifications to streamline the design, eliminate deficiencies and extras during construction.
- Coordinate the design of project suite layouts.
- Coordinate and provide supporting documents for the Sales and Marketing teams.
- Assist the Project Director in preparing price matrix
Construction
- Participate in the review of all design documents, shop drawings in order to provide ongoing analysis.
- Participate in the regular and final reviews, conducted by the design team, and review and analyze deficiency reports as prepared by the design team and report on their suitability and completeness.
- Participate in relevant site inspections of the constructed work to ensure that the work complies with project design.
- Assist with Building Occupancy and the compilation of required documentation.
Post-Construction Phase
- Participate in the Warranty Review and review the reports as prepared by the design team.
- Assist in the preparation and collection of documentation required for and Building Registration.
Required Skills and Qualifications:
- Post-Secondary Degree or Diploma in Architecture, planning or College Degree in Architectural Technology.
- A minimum of 3+ years of relevant work experience within the high-rise residential real estate development industry, with project management and consultant coordination experience.
- Extensive knowledge of high-rise design, engineering, building code and construction practices.
- Scope Review, Autodesk & Construction Knowledge are all a must
- Proficient in Bluebeam, CAD, Adobe Creative, Microsoft Office
- Experience in Revit is preferred.
- Direct experience working in the GTA and City of Toronto.
- Working knowledge of Revit, BIM, and Procore.
- Exceptional written, oral communication, and interpersonal skills.
- Strong attention to detail and organization skills.
- Ability to work on multiple projects, prioritizing and meeting tight deadlines.
- Uses clear, concise, and tactful communication with management, trades, and consultants.
